PART EXCHANGE* AND CHAINBREAKER*

At Knight Developments we occasionally offer the facility of Part Exchange and Chainbreaker on selected new properties.

If you can't find a buyer for your existing home, we may be able to consider Part Exchange or even Chainbreaker. 

Please ask the Sales Consultant at your chosen development whether this facility is available for your selected plot and an explanation as to how the procedure works.

Part Exchange is when you are trading up from your existing property, you agree to buy our property and we take yours at an agreed price, plus you pay us the difference between the two prices.

Chainbreaker is when you have sold your home but your chain is incomplete and we consider buying the property at the bottom of the chain, thus enabling everyone to move.

With either of the two schemes, your property (or the chainbreaker property) needs to be in a good location, in very good order both inside and out and you need to be trading up from your existing property.  The price of the property you would like to buy needs to be around 30% more than the value of your existing home (or the Chainbreaker). We do not consider part exchange when the property we are selling and the property we are buying in are similar in price.

The next step.
The Sales Consultant will need some basic information from you in order to assess whether your property may be suitable and get things moving.  This will include full address and postcode, age and type of property and a rough idea of value. 

We will arrange for three local Estate Agents to carry out valuations on your home (or the chainbreaker) on our behalf.  They will then provide us with a brief resume of the property and a fair achievable price, not the asking price, but one that they accurately expect to achieve within a reasonable period of time.

Once we have the valuations back, we make you (or the owner of the Chainbreaker property) a verbal offer for your existing home.   If you agree to our offer and our terms and conditions are acceptable to you, we will get the ball rolling by taking your reservation on the chosen plot, taking a non-refundable reservation fee from you and instructing our solicitors.  A Director of Knight Developments will normally visit so that we have a good understanding of what we are buying.  We usually send a Surveyor to inspect and value your property on our behalf.  You will need to instruct your own solicitor to act for you in the transaction.
