Homebuyer Checklist

Week Purchaser Knight
Week 1
  • Check related sales chain.
  • Make all parties aware of the deadline.
  • Ensure draft contracts are sent from Paul Robinson to purchasers' solicitor. 28 days start here.
  • Make all parties aware of exchange and completion dates. Check solicitor has search monies, details of account number and building society and has applied for deeds on any related sale.
  • Ensures purchaser is aware of references required. Chain details in full.
  • Make all parties aware of deadline (including Estate Agents). Instruct your solicitor and advice of timing.
  • Give details of your account number and building society to your solicitor so he can obtain deeds on any related sale. Pay to your solicitors the Local Search fees as soon as possible. Purchaser's solicitors will apply for local searches and request bank or Building Society deeds if you have a related sale. Ensure you have made application for your mortgage and have paid all appropriate fees.
  • Ensure you obtain the necessary references and information for bank or building society.
  • Has your own property (if applicable) been valued/surveyed?
Week 2
  • Check employment references have been sent back.
  • Check purchasers' solicitors are replying or raising enquires.
  • Have draft contracts been received by all parties?
  • Have mortgage valuations been completed?
  • When will mortgage offer be issued?
  • Confirm purchasers choices for new property.
  • Purchaser to contact solicitor to ensure he has everything needed to proceed and when he expects to be able to go through the contract with you.
  • Contact Removal Company.
Week 3
  • Check purchaser has signed acceptance of mortgage offer and returned.
  • Check solicitors' have no outstanding matters and have received copy of mortgage offer.
  • Check local searches returned.
  • Check chain ready.
  • You should have received a formal written mortgage offer from you bank or building society. Sign the acceptance and return to either your solicitor or the building society.
  • Ensure that any acceptance forms in relation to the mortgage are signed and returned to either the building society or solicitor and make arrangements to have the deposit ready for exchange.
  • Make appointment with your solicitor to sign contracts and pay deposit. This needs to be paid to the solicitor by bank draft or building society cheque to ensure immediate exchange of contracts.
Week 4
  • If completion shortly after exchange ask bank or building society to arrange final inspection (if applicable)
  • Check everyone is aware of completion dates again.
  • Exchange contracts.
  • Ensure funds have been requested by your solicitor to ensure these are cleared in time for completion.
  • Exchange of contracts.
